The next LEGO modular building is rumoured to be 10350 Residential Townhouse and there are a few things that such a set would need.
Rumours for the next LEGO modular building posit that minifigures are going to have another place to live after a handful of residences have been scattered across sets. A recent report from Kramer (a /toy/user on 4chan) and corroborated by reliable Instagram user a.clay.brick states that 10350 Residential Townhouse is likely a December 1 release with 3,266 pieces for $229.99.
Based on official sets and fan designs, here are a few features that a modular townhouse would benefit from. This rumour remains unconfirmed at the time of writing.
Interior design
Official LEGO modular buildings with apartments and other residences haven’t always had the most detailed furnishings, including in the older 10185 Green Grocer and 10218 Pet Shop. In fact, half of the latter set was sparsely filled as minifigures were redecorating the property.
While this has improved over the years, a new modular building dedicated entirely to homes presents an opportunity to focus more on interior design than ever before. Picture the interior of 10270 Bookshop but with techniques inspired by the inside of 10297 Boutique Hotel.
Personality
A modular townhouse would present plenty of opportunities to add a pinch of personality and colour through the interior design, but this could easily be taken one step further by integrating specific minifigure characters.
The likes of Dr. Kilroy from 10326 Natural History Museum should, ideally, live somewhere within the modular street and there could be a chance to bring back some past minifigure characters to depict what their life at home is like. For Dr. Kilroy specifically, this would be a chance for even more LEGO Adventurers references – surely, he keeps some mementoes from his travels at home.
Steps and stairs
Given the rest of the LEGO Modular Buildings Collection, it seems likely that the rumoured 10350 Residential Townhouse will span multiple floors and while stairs between the floors seem likely, the official sets and fan designs all highlight the benefit of additional steps leading up to the front door.
Various architectural styles around the world have such steps integrated into the design. Such a feature allows for more possibilities when posing your minifigures while adding additional height. Including outdoor stairs doesn’t seem unlikely and could add some more character to the rumoured model. Going one step further, the designers could theoretically depict plumbing and wiring as part of foundations too for a level of detail never before seen in the modular range.
Focus

There have been many modular townhouses in the collection ahead of the rumoured set, but never a singular model dedicated entirely to residences. There has always been some kind of business mixed into the variety of locations.
Working from home is perfectly acceptable and beneficial, but for once it would be good to see homes be the sole focus of a modular building. At most, a home office setup would fit in, but avoiding the likes of a pet shop, restaurant, bakery or barber should keep the focus solely on a subject that is important for any town and city – housing.
Customisation
We’d like to see the rumoured 10350 Residential Townhouse take a page out of LEGO Friends’ book too, specifically from the pages of 41732 Downtown Flower and Design Stores. This huge LEGO Friends model features an apartment that is designed to be customised with items from the design store next door.
Avoiding the latter aspect of that, some of the 3,266 pieces in the reported set could go towards additional furniture to let enthusiasts take the reins on the interior design. LEGO Modular Buildings have never truly experimented with customisation, but homes would be a great foundation for such a trial.
For now, the next LEGO modular building remains unconfirmed but we should hopefully learn more in the coming months, should the collection be sticking to a December 1 release date after
